TOWNSHIP OF FRONT OF YONGE NOTICE OF PUBLIC MEETING CONCERNING PROPOSED ZONING BY-LAW AMENDMENTS Morey, 50 Kerry Forest Drive, Part Lot 4, Concession 5 TAKE NOTICE that the Township of Front of Yonge has received a zoning by-law amendment application which was deemed to be a complete application on July 22, 2016; AND TAKE NOTICE that the Council of the Corporation of the Township of Front of Yonge will hold a public meeting at 6:30 p.m. on Monday, August 22, 2016, in the Council Chambers of the Township Hall at 1514 County Road No. 2 to consider the following item: •A proposed site-specific amendment to Zoning By law No. 20-08, under the Planning Act, R.S.O., 1990, Chapter P.13, Section 34, for approximately 1,411 m2 of land, situated in Part of Lot 4, Concession 5 and located at 50 Kerry Forest Drive. The purpose of the amendment is to change the zoning of the property from “Seasonal Residential (RS) zone” to a “Special Limited Services Residential (RLS-9) zone”. The amendment would reduce the minimum required water setback from 30 m to 15.2 m and reduce the minimum required interior side yard (west) from 6 m to 3.5 m, both in relation to a proposed new single dwelling with a building footprint of approximately 233 m2. The amendment would also increase the maximum permitted lot coverage from 10% to approximately 16.5%. The effect of the amendment would be to permit the construction of a single dwelling on a lot with access by a private road. ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the above item(s). In the event that you are unable to attend the meeting but wish to submit written comments, please attempt to ensure that your comments are delivered to the Clerk’s office no later than Thursday, August 18, 2016. IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting or make written submissions to the Township of Front of Yonge before the respective by-law is passed, the person or public body is not entitled to appeal the decision of the Council for the Township of Front of Yonge to the Ontario Municipal Board. IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting or make written submissions to the Township of Front of Yonge before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so. THE SUBJECT LANDS are not the subject of any other applications under the Planning Act as contemplated by O.Reg 545/06.
